Few places in Berkshire are as distinctive as Edgcumbe Park.

Built between the late 1950s and early 1970s, the award-winning estate was designed around the natural woodland landscape rather than imposing upon it. The result was something quite different from the conventional housing developments of the time – and, arguably, many developments built today. The estate’s winding roads, open front gardens, mature trees and distinctive architecture remain defining features more than 50 years later.

Having worked on several properties within the estate, I’ve developed a real appreciation for what makes Edgcumbe Park special. Every project presents the same challenge: how do you bring a home up to modern standards without losing the character that made it worth preserving in the first place?

 

Designed Around the Trees

 

One of the most remarkable aspects of Edgcumbe Park is that the development was designed to work around the existing woodland. Mature pine, oak and silver birch trees were retained wherever possible, influencing the layout of roads, plots and homes across the estate.

That decision created something unique.

Large plots, generous spacing between properties and uninterrupted views of mature trees mean many residents feel connected to nature in a way that is increasingly rare. The relationship between the houses and the landscape is fundamental to the estate’s identity and something that deserves protecting.

One recent project involved carefully restoring an original teak staircase that had been part of the property since it was first built. Rather than replacing it, we refurbished and incorporated it into the wider renovation, preserving an important piece of the home’s history while ensuring it remained practical for modern family life.

There is a growing recognition that the most sustainable building is often the one that already exists.

By improving insulation, upgrading heating systems and enhancing energy efficiency, homeowners can dramatically reduce running costs and environmental impact without the waste associated with demolition and complete reconstruction.

Edgcumbe Park remains one of Berkshire’s most distinctive residential estates. Its woodland setting, mid-century architecture and carefully planned layout create a character that would be difficult to replicate today.

As more of these properties reach an age where major renovation becomes necessary, there is an opportunity to preserve what makes them special while ensuring they continue to meet the needs of future generations.
