Planning and Design

Following the initial consultation where we will gain an understanding of the alterations and or additions you wish to carry out, we will perform a search of the planning history in your area in order to ascertain whether or not a pre-application will be required before submitting an official planning application.

The design process begins with a series of drawings based on your vision for the project. When you are happy with the designed sketches or CAD drawings we will submit them to the Local Planning Authority on your behalf. We will then monitor the progress of the application until a decision has been reached.

Building Regulation Drawings

Once the Planning Approval has been received we will develop the planning drawings into a set of Building Regulation Drawings. This will provide the builder with details of the specification in order to meet current building regulations. The drawings must be submitted to Building Control to perform plan checks leading to the issue of a certificate of compliance. This confirms the scheme will pass Building Regulations if the builder follows the drawing and specification. BWC will appoint and liaise with a Structural Engineer who will translate the necessary information onto the drawing in preparation for construction.
